NOTICE OF SPECIAL MEETING FOR PUBLIC HEARING ON PROPOSED ADOPTION OF BOROUGH’S 2025 HOUSING ELEMENT AND FAIR SHARE PLAN ELEMENT TO MASTER PLAN

BOROUGH OF CALIFON, HUNTERDON COUNTY, PLANNING BOARD NOTICE OF SPECIAL MEETING FOR PUBLIC HEARING ON PROPOSED ADOPTION OF BOROUGH’S 2025 HOUSING ELEMENT AND FAIR SHARE PLAN ELEMENT TO MASTER PLAN

PLEASE TAKE NOTICE, that in accordance with the Open Public Meetings Action, N.J.S.A. 40:49-2.1 of the New Jersey Home Rule Act, and N.J.S.A. 40:55D-13 of the Municipal Land Use Law (“MLUL”), the Planning Board of the Borough of Califon, Hunterdon County (“Board”), will hold a Special Meeting to conduct a public hearing on Wednesday, June 25, 2025 at 7:00 pm in the Borough Municipal Building located at 39 Academy Street, Califon, NJ 07830 to consider for adoption the Borough’s 2025 Housing Element and Fair Share Plan (“HEFSP”), which will amend the Borough’s Master Plan.  The public is encouraged to attend.  Action is expected to be taken.

The HEFSP was prepared in accordance with N.J.S.A. 40:55D-28(b)(3) of the MLUL; the mandatory requirements of a Housing Element and Fair Share Plan, as required by the New Jersey Fair Housing Act, N.J.S.A. 52:27D-301 et seq., as amended by P.L. 2024, c.2; relevant regulations of the New Jersey Council on Affordable Housing; and the Administrative Office of the Courts Directive #14-24.  The HEFSP sets forth the mechanisms proposed by the Township to comply with its State-mandated affordable housing obligation to create a “realistic opportunity” to satisfy its “fair share” of the regional need for affordable housing. 

At the public hearing, opportunity will be given to all interested persons to be heard.   Any interested person may appear in person or by attorney at the public hearing, at the above-stated time and address, or may submit written comments to the Board prior to the public hearing date.   After the public hearing, or at such other time should the hearing be carried, the Board shall take action.

A copy of the proposed 2025 Housing Element and Fair Share Plan and supporting documents shall be on file in the Office of the Borough Municipal Clerk located at 39 Academy Street, Califon, NJ 07830 ten (10) days prior to the hearing and will be available for inspection during regular business hours of 8:00 A.M. to 4:00 P.M., Monday through Thursday, except holidays.  The HEFSP will also be posted on the Borough website 10 days prior to the hearing at https://www.califonboro.org/category/forms-documents/
